For years, PMPT honed its expertise in identifying and revitalizing underperforming properties. This "value-add" approach served us well, yielding impressive returns for our investors. However, as market conditions evolved and our aspirations grew, we felt a pull towards new horizons.
Our shift towards new development wasn't born out of mere whim. It stemmed from a thorough analysis of market trends and investor preferences. We recognized the growing demand for modern, efficient living spaces, particularly in areas experiencing population growth. By venturing into new developments, we could offer investors access to ground-floor opportunities in promising projects, maximizing potential returns from the outset.
But our vision didn't stop there. We saw an opportunity to align our growth trajectory with a social impact mission. Enter Section 8 rentals. By developing and managing properties that cater to low-income families, we could ensure stable, affordable housing while generating consistent cash flow for our investors. This dual focus resonated deeply with our values, allowing us to contribute to a more equitable and sustainable future.
Of course, this transition wasn't without its challenges. Adapting existing skillsets, navigating new regulatory landscapes, and building strategic partnerships required commitment and dedication from our team. But, true to the PMPT spirit, we embraced the learning curve with enthusiasm. We assembled a team of experts, conducted extensive market research, and established strong relationships with key stakeholders.
Today, we stand with pride at the precipice of this new chapter. Our first new development project is already underway, showcasing innovative design and energy-efficient construction. Meanwhile, our first and second position Regulation D 506 (c) offering is building from $50M to scale.
